Three bedrooms and a spacious attic, a southeast-facing garden, in the residential Muizenberg neighbourhood with a short cycle into Breda's centre. Well suited to an expat contract — managed directly by the owners, no agency middleman, and we're happy to handle everything in English.
Built in the 1980s, the house is a characteristic part of the Muizenberg neighbourhood, with a solid brick facade and a fully renovated kitchen and bathroom.
It's arranged over three floors: living and dining space plus kitchen on the ground floor, three bedrooms and the bathroom on the first floor, and a spacious attic room with a large dormer window that works well as a fourth bedroom or home office.
We look after the house ourselves, even living abroad — maintenance and viewings are coordinated locally, and we're reachable directly in English rather than through a rental agency. We rent on fixed-term contracts, typically one to two years, which tends to suit people relocating for work rather than long-term residents.
The whole Muizenberg neighbourhood runs on district heating rather than gas, so there's no gas connection at all — a plus if you're looking to keep your footprint down, on top of the energy label A rating.
The house is half-furnished: the sofa, curtains, bar stools, and dining table stay, but you'll need to bring your own beds, cutlery, and other everyday items.

Muizenberg is a friendly, safe area within the larger Haagse Beemden district. The Muizenberglaan itself is a pretty, tree-lined street, home to a real mix of nationalities and subcultures — everyday amenities are close by and public transport into the city and beyond is easy.
Bus line 3 stops on Muizenberglaan itself — literally a 1-minute walk from the front door — with direct connections to Breda Centraal Station and the city centre, and to Breda-Prinsenbeek station — about a 5-minute ride (or 15-minute walk).
Breda Centraal has direct IC trains to Rotterdam, Amsterdam, and Den Bosch, while the smaller Breda-Prinsenbeek station is the quicker option for local hops and is on the same bus line as the house.
A Lidl, a local snack bar, and a DHL drop-off point are all right around the corner. Albert Heijn and Jumbo are a short bike ride away at the Heksenwiel shopping area.
Kbs Olympia primary school is the nearest to the house, with several other primary schools and childcare options within easy cycling distance in Haagse Beemden.
The Asterdplas recreational lake — swimming, sailing, a sandy beach, and the Haagse Beemden woods around it — is an easy cycle away, and a proper local escape without needing the car.
Beyond the local trains, Rotterdam, Antwerp, and Brussels are all within roughly an hour and Amsterdam under ninety minutes — handy if your contract has you commuting between offices.
Close to the A16 motorway, with a direct connection towards Tilburg and Eindhoven one way, and Rotterdam and Antwerp the other — an easy option if you'd rather drive than take the train.
We bought this house years ago and it's still very much home to us, even now that we live in Sardegna. We manage everything ourselves — viewings, questions, repairs — and we'd rather rent directly to someone on a fixed-term contract who'll take care of the place than hand it to a platform or agency.
Send us a message with a bit about yourself and when you'd like to move in. We reply to every enquiry personally.
Prefer email directly? Reach us anytime — we manage this house remotely from Sardegna but check messages daily.
